Turn builder incentives into payments buyers understand

New-construction buyers face offers that are hard to compare: a rate buydown, a price reduction or closing-cost help. New construction buyer agent tools from CalcCapture turn each option into a monthly payment and a cash-to-close figure, so your buyer can see which incentive actually helps them, and you're the agent who made it clear.

Lot 01

Comparing incentives the way buyers feel them

Run each through the calculators with your buyer's own figures.

IncentiveCalculatorWhat to compare
Permanent rate buydown (points)Mortgage pointsMonthly saving and how long they'll keep the loan
Price reductionMortgagePayment at the lower price, plus lower taxes over time
Closing-cost creditBuyer closing costsCash to close, for buyers short on cash
Temporary buydownMortgage at the reduced ratePayments in years one and two, then the full rate

Is a rate buydown better than a price cut on new construction?

It depends on the buyer. A permanent buydown often lowers the payment more than the same dollars off the price, which suits buyers who'll keep the loan for years. A price cut lowers the loan, taxes and equity risk, which suits buyers who may move or refinance. Run both with their numbers.

Lot 03

When the builder's lender is part of the deal

Builders often tie incentives to their affiliated lender. Your buyer can still compare the full package (rate, fees and incentive) against an outside Loan Estimate. The calculators help you put both in the same terms.

Be careful not to steer. Your role is to make the comparison clear. The buyer chooses the lender.

  • Compare total cash to close, not just the rate
  • Ask for Loan Estimates from both lenders
  • Check how long the buyer expects to keep the loan

Questions agents ask

How do I compare a buydown with a price cut?

Run the mortgage points calculator for the buydown (cost, monthly saving, break-even) and the mortgage calculator at the reduced price. Compare monthly payments, cash to close and the buyer's expected time in the home.

Can the calculators model a 2-1 buydown?

Approximately: run the mortgage calculator at the first-year rate, the second-year rate and the note rate to show the payment in each period. The points calculator models permanent buydowns only.

Do builder incentives have limits?

Loan programs limit interested-party contributions. The buyer's lender confirms how much of an incentive can be applied.
