Not a lender or adviser
CalcCapture is a software company. We aren’t a mortgage lender, mortgage broker, loan originator, real estate brokerage, financial adviser, tax adviser or law firm. We don’t make loans, credit decisions or recommendations about financial products.
Calculator results are estimates
Calculators produce estimates from the inputs provided and from default assumptions. Actual rates, payments, fees, taxes, insurance, eligibility and proceeds depend on credit, the property, program rules, underwriting, the contract and local practice. Results aren’t offers of credit, loan commitments, Loan Estimates, pre-approvals or settlement statements.
Statutory figures
Government-set figures, such as FHA mortgage insurance premiums, the VA funding fee, USDA guarantee fees and loan limits, are taken from the agencies’ published sources with effective dates. They can change. Always confirm current figures with the agency, a lender or a licensed professional.
Commission
Real estate commission is negotiable and set by agreement. Our calculators never suggest or imply a standard rate. Commission figures are entered by the user.
Guides and articles
Our guides are general information for real estate professionals. They aren’t legal, tax, compliance, lending or financial advice. Compliance articles are practical checklists to discuss with your broker, compliance officer or attorney.
