A VA loan calculator for agents who serve military families

VA loans have no monthly mortgage insurance and often no down payment, but most borrowers pay a one-time funding fee that depends on the down payment and on whether it's their first VA loan. Borrowers with certain service-connected disabilities are exempt. This VA loan calculator for agents applies the current VA fee table, so payments on your listings near bases, and in your military relocation guides, are realistic.

How does the VA funding fee work?

It's a one-time fee, usually financed into the loan, set as a percentage of the loan. For first use it's 2.15% with under 5% down, 1.5% with 5% to under 10%, and 1.25% with 10% or more (VA, effective April 7, 2023). It's higher for subsequent use with little down, and some veterans are exempt.

When you'd send it

When to put the VA Loan Calculator in front of people

On listings near military installations

Homes near bases attract VA buyers on tight PCS timelines. A VA payment on the listing helps them shortlist from a distance, often before they've arrived in town.

In your PCS or relocation guide

Service members relocating want quick, accurate numbers. A VA calculator in your relocation guide makes the guide useful and turns readers into leads with a move date.

When a seller asks about a VA offer

Showing how a VA buyer's loan is structured helps sellers judge an offer on its terms. It also helps you explain what the VA appraisal looks for, including minimum property requirements.

What your visitor sees

The buyer enters the home price, down payment, whether this is their first VA loan or a subsequent use, whether they're exempt from the funding fee, the rate and the term. The result shows the monthly principal and interest, base loan amount, VA funding fee financed, total loan amount, funding fee rate, total interest and total of payments.

The lead you receive

A VA buyer, often on a relocation timeline

You'll see the Home Price and down payment, VA loan use, Monthly Payment (P&I), Base Loan Amount, VA Funding Fee (financed), Funding Fee Rate and Total Loan Amount. Many of these buyers are relocating on fixed dates, so a fast, organized response matters.

Follow-up that works

  • Ask about their report date and whether they plan to buy before or after arriving.
  • Suggest a lender experienced with VA loans and the Certificate of Eligibility process.
  • Offer virtual tours if they're out of the area.

Thanks for running the VA numbers. With nothing down, the payment came out around $2,700 before taxes and insurance. When do you report? I can line up video tours this week if that helps.

Reading the results

What each result means for your follow-up

The same figures your visitor sees arrive in your lead record. Here's how to read the ones that matter.

VA Funding Fee (financed)
The one-time fee added to the loan. It's zero for exempt borrowers, so make sure buyers who might be exempt know to check.
Funding Fee Rate
The percentage applied, based on down payment and first or subsequent use. Moving from under 5% down to 5% lowers the rate, which some buyers find worthwhile.
Monthly Payment (P&I)
Principal and interest only. Remind buyers to add taxes, insurance and any HOA. The mortgage calculator with VA selected does that.
What can go wrong

Mistakes that cost agents the lead

Assuming VA eligibility

Eligibility depends on service history and is confirmed by a Certificate of Eligibility. Never tell a buyer they qualify. Refer them to a VA-experienced lender.

Forgetting taxes and insurance

This calculator shows principal and interest. On high-tax listings, a P&I-only number understates the payment. Use the full mortgage calculator with VA selected for a complete figure.

Writing off VA offers for sellers

VA buyers can be strong buyers. Discuss terms and timelines with sellers rather than steering them away from a loan type.

Definitions shown in the calculator (9)
VA loan
A mortgage guaranteed by the U.S. Department of Veterans Affairs for eligible veterans, service members and certain surviving spouses. It allows up to 100% financing and does not require monthly mortgage insurance. Instead, most borrowers pay a one-time funding fee, which this calculator adds to the loan amount.
VA funding fee
A one-time fee charged as a percentage of the base loan. For first use it is 2.15% with under 5% down, 1.5% with 5% to under 10% down, and 1.25% with 10% or more; subsequent use with under 5% down is 3.3% (VA, effective April 7, 2023). The calculator finances it into the loan.
Funding fee exemption
Some borrowers pay no funding fee, including veterans receiving VA disability compensation, Purple Heart recipients on active duty and certain surviving spouses. Selecting the exemption sets the fee to zero, which lowers the total loan amount and the monthly payment. Your Certificate of Eligibility shows whether you are exempt.
First vs. subsequent use
Whether you have used your VA home loan benefit before. With under 5% down, a subsequent-use borrower pays a higher funding fee: 3.3% versus 2.15% for first use (VA, effective April 7, 2023). With 5% or more down, the rate is the same either way, so a down payment matters more for repeat users.
Down payment
Cash paid toward the purchase at closing. A VA loan does not require one, but putting down 5% or more lowers the funding fee rate, and every dollar down also reduces the base loan, the fee charged on it and the interest paid. The calculator applies the fee tier that matches your down payment percentage.
Base loan amount
The home price minus your down payment, before the funding fee is added. The funding fee is calculated as a percentage of this figure. With no down payment, which is common on VA loans, the base loan equals the full purchase price. Every dollar of down payment therefore lowers the fee itself, not just the amount borrowed.
Total loan amount
The base loan plus the financed funding fee: the balance your monthly payments actually repay. Financing the fee avoids paying it in cash at closing, but you pay interest on it for the life of the loan. With zero down, the total loan is more than the purchase price, so you start with slightly negative equity.
Principal and interest (P&I)
The part of the monthly payment that repays the total loan amount and covers interest, calculated with the standard amortization formula. It is the monthly payment this calculator shows. Property taxes and homeowners insurance are not included; with escrow, they would be added to reach your full monthly housing payment.
Total interest
The sum of all interest paid over the full term: the monthly payment times the number of payments, minus the total loan amount. It includes interest on the financed funding fee. It assumes the loan is kept to maturity with no extra payments; a shorter term or a lower rate reduces it most.

VA Loan Calculator: questions agents ask

What are the current VA funding fee rates?

For purchase loans, first use: 2.15% under 5% down, 1.5% with 5% to under 10%, 1.25% with 10% or more. Subsequent use with under 5% down is 3.3%. These come from VA's published table (effective April 7, 2023). Buyers should confirm with their lender.

Does a VA loan have monthly mortgage insurance?

No. VA loans don't have monthly mortgage insurance, which is one reason VA payments can compare well with conventional or FHA loans at the same price.

Who is exempt from the funding fee?

Generally, veterans receiving VA compensation for a service-connected disability, some surviving spouses and certain service members with a proposed or memorandum rating, among others. VA determines exemption, so buyers should confirm with VA or their lender.
